A stage-by-stage breakdown of what a one-off house costs in Ireland in 2026 — groundworks, shell, services, finishes, fees and connections — and the items self-builders most often leave out.

Most self-build budgets fail in the same two places: the ground, and the last 15 %. This is a stage-by-stage look at where the money actually goes on an Irish one-off house in 2026.

Direct labour saves real money and costs real time. It also moves risk onto you: you become the coordinator, and every gap between trades is yours.

Stage by stage

Site and groundworks — €20,000 to €50,000, sometimes far more

Access, clearance, dig, fill, rock breaking if you are unlucky, drainage, and the percolation area. This is the single most underestimated line on Irish rural sites, and it is decided by ground conditions you cannot see when you buy.

Foundation

Raft, strip or piled depending on your site investigation. An insulated raft is common under timber frame because it removes the cold bridge at the perimeter and gives you the floor in one operation.

Structure and shell — around 60 % of the build

Frame or blockwork, roof, windows, external doors, external finish. With a factory kit this is a fixed price and a short programme; with block it is weather-dependent and priced as it goes.

Mechanical and electrical — €35,000 to €60,000

Heat pump, underfloor heating, mechanical ventilation with heat recovery, plumbing, first and second fix electrical. Part L pushes this line up, and there is no way around it.

Finishes and fit-out — around 40 % of the build

Professional fees and compliance

  • architect or building technician for design and planning
  • structural engineer
  • assigned certifier and design certifier under BCAR, for a dwelling that opts in
  • PSDP — the project supervisor for the design process, a legal requirement
  • BER assessor for the certificate at completion
  • quantity surveyor, optional and usually worth it above €400,000

Connections and outside works

ESB connection, water connection or well and pump, wastewater treatment system and percolation, driveway, entrance, boundary treatment, landscaping. Budget for these separately and early; they are the classic end-of-project shock.

The items people forget

  1. VAT. Check whether every quote you are comparing is inclusive or exclusive. This alone can be a 13.5 % swing between two "similar" prices.
  2. Development contributions to the local authority, set as a condition of planning.
  3. Self-build insurance — contract works, public liability and employer’s liability. Not optional, and not the same as house insurance.
  4. Finance during the build. Interest on staged drawdowns while you may also be paying rent.
  5. Contingency. Ten per cent minimum on a greenfield rural site. Fifteen if the site investigation threw up anything at all.
